Job Title: Project Manager
Location: Phoenix, AZ
Compensation: $125,000 to $170,000/year
We are a Texas based, family owned multi family builder and developer. We have been around for decades building projects throughout the southeast.
The firm is growing and actively looking for an experienced multi family project manager to add to our growing team for a solid pipeline of projects in the Phoenix market.
The Construction Project Manager will have overall responsibility for planning and executing the construction of a project or multiple projects assigned to them. This person will provide leadership and direction to the Project Superintendent, Assistant Project Managers, Project engineers, and administrative staff to deliver a quality project within the agreed schedule, maximizing the return to the company while earning repeat business from the client.
- Collaborate with the Project Estimator in turnover meetings to thoroughly grasp material, labor, equipment, subcontract, and general conditions estimates.
- Assign project-specific scopes of work to subcontractors, ensuring comprehensive coverage while maintaining a level of detail.
- Expedite the return of executed subcontracts, insurance certificates, and bonds (if applicable).
- Develop a baseline schedule with input from the Project Superintendent and key subcontractors, providing accurate monthly updates.
- Strive to enhance trade efficiency.
- Document logic revisions and deliver monthly updates to stakeholders.
- Cultivate relationships with subcontractors, vendors, and other stakeholders.
- Coordinate and facilitate preconstruction meetings with subcontractors and suppliers to address job-specific details, safety protocols, schedules, and introductions.
- Conduct weekly job meetings to communicate progress, safety updates, submittal statuses, and address project issues.
- Generate monthly billings based on subcontractor billings, seeking approval from the Architect or Owner before submission.
- Prepare monthly status reports for the Owner, encompassing project narrative, schedule updates, submittal lists, RFI logs, and change order logs.
- Manage change order requests, ensuring accuracy before submission to the Owner.
- Forecast monthly project costs for review with the Project Executive, including general conditions and open-scope items.
- Provide support to Superintendents in material procurement and manpower allocation.
- Resolve issues with subcontractors promptly.
- Collaborate with the Superintendent to compile a detailed worklist at project completion and facilitate turnover.
- Evaluate staff and mentor Assistant Project Managers and Project Engineers to foster career growth.
