What You Will Be Doing
-responsible for ensuring that delegated construction administrative tasks are executed
-attend after hours marketing functions and build continued relationships.
-act as bid captain and review bid drawings
-provide manual labor inputs and review estimators labor, material take-off and equipment selections, including
subcontractors
-provide final markup on estimating worksheets to estimators
-perform conceptual budgeting on design build projects
-Periodically review plans with engineers and detailing to verify we are meeting scope and
schedule expectations
-maintain positive customer relationship throughout job
-negotiate vendor and subcontractor buyouts
-Review daily job journals
-Conduct pre-job meeting with field / shop foremen, safety officer, estimator, project
manager, superintendent, engineer / detailers (if applicable) and startup /
controls technician.
Coordinate with the superintendent to assign appropriate foremen to meet project
needs
Visit job site regularly and ensures that the foremen have what they need to
complete the project efficiently, understand project progress, communicate with
client to find resolution to problems and confirm installation coincides with
contract scope
Conduct project visits with the estimators, design team, admin, detailers, shop
foremen for education purposes
Communicate with customer project manager:
Process change orders and notify field of approvals and notice to proceed
Work with superintendent and foremen to maintain Short Interval Schedules and
Daily Job Journals. Work with superintendent / foremen to maintain master
project schedule
What You Need for this Position
- 8+ years construction management experience
- ground up, residential or luxury residential project background (wood-framing construction exp required)
- knowledge of site safety practices and various trade crafts w/ ability to supervise subcontractors
- ability to supervise various trades on site
- strong verbal and written communication skills
