What You Will Be Doing
-Develop a strategic business plan for the division with the CEO and President. Prepare an annual operating budget for the division.
-Ensure business plan implementation regarding land acquisition, profits, market share, construction quality, customer satisfaction, continuity, and growth.
-Directly responsible for construction, purchasing, warranty and design. Responsibility for land development after entitlement and initial civil bid and negotiation and management/maintenance of budget for land projects (as well as house projects) built by NCSWF.
-Ensure closings occur with quality homes delivered on schedule.
-The division will receive initial marketing support, accounting (some A/P at the division level), finance, and purchasing system support at the corporate office.
-Develop an efficient organizational structure for division.
-Stay up-to-date with industry trends and developments, and make recommendations for improvement.
-Set quarterly goals and evaluate the performance of all division staff. Ensure proper goal setting and performance evaluation of all employees.
-Set and approve compensation plans with the assistance of VPHR.
-Maintain division in a sound financial condition with the assistance of President.
-Hire and lead functional managers who are technically competent, ethical, and supportive of the overall corporation and able to manage effectively. Ensure proper recruitment, training, and selection of all company positions.
-Foster a working environment which encourages employee loyalty, longevity and satisfaction while creating a culture of customer satisfaction.
-Establish quality relationships with other home builders, developers, and industry consultants.
-Represent the firm in local civic, political, and industry activities and generate positive public relations opportunities.

What You Need for this Position
-Bachelors degree in Construction, Business, or another related field
-10+ years experience in a similar management-level position with a high-volume homebuilder
-8+ years direct experience in progressively responsible positions with a production homebuilder.
-Strong leadership and management skills, with the ability to inspire and motivate a diverse team
-Exceptional communication and interpersonal skills, with the ability to effectively interact with personnel at all levels
-Proven ability to drive operational excellence and deliver results
-Demonstrated ability to work well under pressure and manage multiple priorities.
-Proficient in Microsoft Office Suite, BuildPro, and other relevant software applications.
-Formal OSHA training is preferred
-Strong organizational, planning, and problem-solving skills
