Currently, we are looking for a Sr. Project Manager who has experience with horizontal construction projects. In addition, this candidate will also have streetscape project experience with one more of the following: demolition, wet/dry utility work, grading, concrete, asphalt and/or landscaping.

What You Need for this Position
- Project Manager experience
- Experience with horizontal construction projects
- Experience with streetscape project experience with one more of the following: demolition, wet/dry utility work, grading, concrete, asphalt and/or landscaping
- Knowledge of building systems, construction processes, and pricing
- Proficiency in reading construction plans and specs
- Demonstrates proficient business acumen, negotiation skills, and resourcefulness
- Ability to manage multiple simultaneous projects with a self-starting personality that can work well with limited direction
- Proficiency in Microsoft Office, Bluebeam/Acrobat, and MS Project
- Bachelor's degree in Building Construction Management, Engineering, Real Estate, Architecture, or relevant training is required; Master’s Degree preferred
What You Will Be Doing
- Negotiate contracts for and manage all selected contractors
- Oversee the construction project to ensure budget, quality, schedule, and risk management requirements are met
- Initiate field directives, evaluate change orders and regularly report on project costs and progress
- Review contracts, change order requests, track payments, inspect work progress on site, and ensure design and construction quality control benchmarks are met
- Coordinate and communicate with major stakeholders for smooth operations and provide the least amount of disruption to residents, neighbors, and property operations
- Validate pay applications for inclusion into monthly draw requests
- Validate project schedules and create and update owner schedules
- Update project management software database, record budgets, cash projections and schedules
- Lead, coordinate, and document construction progress and scheduling meetings with contractors, including preparing agendas and taking and distributing meeting minutes
- Manage compliance with approved project documents including, but not limited to: Development Agreements and Environmental Impact Report (EIR) Mitigation Monitoring and Reporting Programs (MMRP)
- Coach, mentor, motivate and supervise project and program team
